Setup
Get your Hostaway API credentials
In your Hostaway dashboard, go to Settings > API to find your API credentials.
Enter your credentials in Trellis
Paste your Hostaway credentials into the fields provided, then click Connect.
Wait for the initial sync
Trellis will import your properties, reservations, and recent messages. Timing depends on Hostaway API volume, integration state, and portfolio size.
What to Expect After Connecting
- Properties from Hostaway appear in Trellis with all their details
- Reservations sync through Hostaway updates and sync cycles, including guest information, dates, and financial data
- Guest messages from supported Hostaway conversations flow into your Trellis inbox
- New bookings that come into Hostaway are picked up by Trellis through provider updates and sync cycles
- Replies sent from Trellis are delivered back through Hostaway to the guest
- Guest reviews are imported with their ratings, comments, and any host responses, and linked to the matching reservation, property, and guest contact
Financial data from reservations - including nightly rates and total amounts - is synced to Trellis for your reference.
Manual sync
You can trigger a manual sync at any time from Settings > Integrations > Hostaway. Click the Sync button to open the sync dialog, where you choose how far back to import data. Available options:| Preset | What it imports |

Hostaway syncs support a maximum range of 90 days. For a broader historical import, run multiple syncs with different date ranges or contact support.
Finance reports
Your AI agent can pull finance reports directly from Hostaway - giving you accurate PM commission figures broken down by listing, along with taxes and guest fees. This is especially useful for commission tracking. PM commission in Hostaway is calculated using your account’s custom formula (including global rates, per-listing overrides, and per-reservation overrides), which means it cannot be derived from individual reservation records alone. The AI agent reads the same finance data that powers Hostaway’s Rental Activity report, so Trellis can follow the same finance source instead of guessing from reservation rows. What you can ask the AI agent:- “What’s my PM commission for April?”
- “Show me a finance breakdown by listing for last month”
- “Compare my commission between March and April”
Finance reports are available for any date range and support multiple date calculation methods (calendar-prorated, by check-in, by check-out, and others) to match how your finance team reads monthly data. By default, the AI uses calendar-prorated dates - the same method shown in Hostaway’s Rental Activity report.
Good to know
- Hostaway aggregates bookings from multiple channels (Airbnb, Booking.com, Vrbo, direct bookings, etc.). Channels exposed through your Hostaway API connection can appear in Trellis through a single integration.
- Messages sync through Hostaway updates and sync cycles, so your team can respond to guests from Trellis without switching between platforms.
- If you add new properties in Hostaway, they will appear in Trellis during the next sync cycle.

Guest reviews exposed through Hostaway (Airbnb, Booking.com, Vrbo, direct, and others) sync to Trellis. Ratings on Hostaway’s 0-10 scale are normalized to a 0-5 scale in Trellis so they line up with reviews from other integrations. Only guest-to-host reviews are imported.
